Tenant Find: £325 + VAT
Full Marketing SPA Website Zoopla, Primelocation, On the Market Social Media Window Display Property Board
Accompanied Viewings Tenant Referencing - to include Previous/Current Landlord, Employment Reference and Credit Checks Occupational Contract Collect 1st month’s rent and bond and forward funds, invoice and statement to Landlord -Tenant Find fees to be deducted from 1st months’ rent Transfer of tenant’s bond to Landlord; to be protected by Landlord in chosen deposit scheme Provide Tenants with Landlord’s contact details and bank details for future rental payments
Management: £275.00 + VAT and 12% +VAT Monthly Management Fee
As Above, plus: Monthly Rent Collection & Forward Funds to chosen Bank Account with monthly statements and annual report Check in & Check Outs Manage end of tenancy procedures Provide utility providers with change in tenancy information, including meter readings Provide Council Tax department with changes in tenancies information Quarterly Inspections Arrange Property Safety Certificates, as required (additional costs applicable)
We also offer services such as fire alarm and equipment servicing, energy performance certificate and inventories, key cutting and locksmith services, garden clearance/cut back and tidy, guttering and drainage clearing, cleaning, waste removal and disposal, supply of batteries, lightbulbs, CO detectors and all general maintenance – painting and decorating, carpet fitting, roofing and building works, plumbing and electrical works
Landlords can be assured of our thorough tenant application process, tenants are fully referenced to ensure suitability and where applicable Guarantors are required to undergo full referencing, providing complete peace of mind to our Landlords that the most suitable tenant will be proceeding with a tenancy. We ask the right questions and are keen to provide Landlords with as much information on the application - we ensure transparency with honest, trustworthy feedback.

Tenants
Before any decision is made with proceeding with a tenancy, we feel it of utmost importance that we talk you through the requirements of a tenancy application, therefore we will discuss your suitability with you to ensure you are in a position to successfully pass through the application process. We welcome as many questions to be asked, that way we are confident you are in receipt of all relevant information, allowing tenants to make an informed decision. We do not accept any holding deposits unless we are satisfied that you are happy to proceed and fully understanding of the application process - providing you with complete peace of mind.
All viewings are accompanied by a member of staff who will be on hand to answer any questions you may have at the viewing. Our office staff are always there to offer advice and guidance and should you decide to proceed with a tenancy application with us, then you can be assured that our staff will provide you with all the information required, so you know exactly what happens during the process. We'll keep you updated throughout the process and assist you at every step of the way. Tenants (or their Guarantors) are required to undergo a referencing process, which will be explained to you in detail, our referencing agency is also on hand to provide support.

As of 1st September 2019, Agents and Landlords in Wales are longer permitted to charge administration fees for tenancy applications. Fees have been replaced with a holding deposit which is used to reduce the amount payable for your summer retainer. For example. Our holding deposit is £75.00 per person. Payment of this along with completed application forms will secure your property. The next payment will be your summer retainer which will be reduced by £75.00. If your monthly rental is £350.00 PP – the holding deposit is £75.00, meaning the remaining funds payable in relation to your summer retainer will be £275.00
